Buying a home

A general home inspection looks at plumbing in passing. It usually doesn't put a camera in the sewer line, and that line is where some of the biggest repair bills hide. We explain why buyers need a plumbing inspection, and our checklist for new homeowners covers the first things to check after moving in.

What we check

  • Every sink, toilet, tub and shower: leaks, flow, drainage and worn parts
  • Water heater age, temperature, relief valve and venting
  • Exposed supply and drain lines, shut-off valves and outdoor faucets
  • Water pressure
  • The main sewer line by camera, when needed

After the inspection

You get a plain list of what's fine, what needs attention soon and what can wait, so you can plan or negotiate with the facts.

Where we work

Most municipalities in Middlesex, Somerset, and Monmouth counties; Select Union, Ocean, Mercer and Hunterdon municipalities only. Contact us to confirm whether your job site is within our current service area.

Found my outdoor cleanout that was covered up for years and no other company could find! … They use drop cloths and clean up when they are done.

Leaking pipe right now?

Shut off the water first if you can reach the valve safely, then call us, day or night.

908-873-6686

Outside regular hours and on holidays, emergency service requires a $250 upfront emergency fee. When paid, the standard $49 service fee is waived. During regular hours there is no emergency fee. Additional repairs are quoted before work begins. We respond immediately upon contact; dispatch and arrival depend on availability and location.

Do this now

  1. Shut the main valve. Usually where the water line enters, near the meter.
  2. Stay clear of electricity. Don't enter standing water or touch electrical controls near the leak.
  3. Open a low faucet to drain the pipes and take pressure off the leak.

Plumbing Inspections: common questions

Should I get a plumbing inspection before buying a house?

Yes, especially for an older home. A general home inspection looks at plumbing in passing and usually doesn't run a camera through the sewer line, and a broken or root-filled sewer line is one of the most expensive surprises a new owner can find. A plumbing inspection gives you facts to plan or negotiate with.

What does a plumbing inspection include?

We check every sink, toilet, tub and shower for leaks, flow and drainage, the water heater's age, temperature, relief valve and venting, exposed supply and drain lines, shut-off valves, outdoor faucets and water pressure. When the house or the drains call for it, we add a sewer camera inspection of the main line.

How much is a home-buyer inspection?

The $49 service fee applies, and you get a detailed line-item estimate. A separate report fee may be charged if you tell us that estimate isn't enough for you.

How often should home plumbing be inspected?

Once a year is a good rule, ideally along with flushing the water heater. Inspect sooner if the house is more than about 40 years old, you notice leaks or slow drains, or you are about to buy, sell or remodel. A yearly check catches small problems like a dripping valve before they turn into water damage.

Does a home inspector check the sewer line?

Usually not. Most standard home inspections only run water through the fixtures and look at what is visible. A sewer camera inspection is a separate service that sends a camera down the main line to look for roots, cracks, sags and collapsed sections. Ask your inspector, or book it with us separately.

What do I get after the inspection?

You get a plain list of what is in good shape, what needs attention soon and what can wait, with written upfront flat-rate pricing options for any repair you want us to do. If we run a sewer camera, you watch the footage with us. Buyers use the list to plan repairs or negotiate before closing.
